Do you offer delivery?
Yes. Every delivery is planned around your location, access, and ground conditions. Some sites need a crane to lift the hut into place. Others have narrow lanes or limited access. Because every site is different, no two deliveries are the same. Please get in touch and we will talk through the options, costs, and practical details with our experienced team.
Do you offer warranties?
As skilled craftspeople, we want you to love your Val and Time shepherd hut. We also want you to feel looked after if something goes wrong, even though it is unlikely. That is why we are clear about the after-sales care and the warranty we provide.
Alongside your statutory rights, we also offer a 10 year limited warranty on our shepherd hut products.
What are your payment terms?
Payments are split into three stages: 40% deposit, 30% part way through the build, and 30% on delivery. We will confirm the timing of each stage with you, so you always know what is due and when.
Can the huts be customised to specific needs?
Yes. Every Val and Time hut can be tailored to suit how you want to use it, whether that is accommodation, a workspace, a studio, or something else.
Because each hut is bespoke, you can choose the look, feel, and finish. Popular choices include:
- Heating: adding a woodburner for warmth and character
- Flooring and interior finishes: for example oak flooring, timber cladding, and different wall finishes
- Colours and paint: painted interiors, exterior colour choices, and finish options to match your style
- Layout and features: changes to layout, storage, windows and doors, and the level of fit-out (from a simple shell to fully fitted)

What footings do we need?
A shepherd’s hut needs a base that is firm, level, and well drained. This helps the hut sit true and prevents movement over time.
In most cases, the simplest and most reliable option is:
- Concrete pads under the wheels, laid on a compacted hardcore base. This spreads the load and helps stop the wheels from sinking, especially on softer ground.
Other common options, depending on your site, include:
- A full concrete slab, particularly where the ground is soft or you want maximum stability.
- A compacted gravel base, usually with a proper sub-base (for example MOT Type 1) to keep it firm and well drained.
- Timber sleepers on a compacted base, where you want a more natural look and good airflow underneath.
We can advise on the best option once we know your ground conditions and where the hut will sit.
Can the huts be moved if needed?
Our huts are designed to be relocatable, allowing you to move them as your needs change.
How long does it take to build a bespoke shepherd’s hut?
A bespoke Val and Time shepherd’s hut typically takes around six weeks to build from scratch. This is the build time in our workshop. The exact timeline can vary depending on the design, the specification, and where we are in our build schedule. We will confirm your build slot and expected completion date before we start.
How much do Shepherd's huts weigh?
Most Val and Time shepherd’s huts weigh around 3 to 3.5 tonnes. The exact weight depends on the size of the hut, the chassis, the wheels, and what you choose inside.
As a guide, the chassis is often one of the heaviest parts at around 500kg. A set of four cast iron wheels adds around 160kg in total. Extras such as a woodburner, extra cabinetry, or a bathroom can also increase the overall weight.

Do you prices include VAT?
For Val and Time huts, the VAT rate depends on what you are buying:
- Fully fitted shepherd’s huts (with kitchen, bed and bathroom) are usually charged at 5% VAT.
- A basic shell (no kitchen, bed or bathroom) is charged at 20% VAT.
We will confirm the VAT rate in writing before you place an order, so there are no surprises.
Can the huts be used for commercial purposes?
Our huts are ideal for various commercial applications, including glamping sites, Airbnb rentals, and unique workspace solutions.
